TERMS OF USE AND CLUB RULES
Terms of Use and ALTA Club Rules

1. General
ALTA operates as a private European real estate investment club for approved members only. Use of the website, submission of details, application for membership or receipt of information from ALTA is subject to these terms, the Privacy Policy and any binding documents signed later, if any.
The terms “club”, “company”, “candidate” and “club member” are used to describe ALTA activity and the membership process only.
2. Definitions
- Candidate: a person who submitted an application to join the club and has not yet been approved.
- Club Member: a person approved and admitted to the club by ALTA.
- Membership Circle: Investors Circle, Strategic Circle, Private Circle or any other classification determined by ALTA from time to time.
- Opportunity: information, proposal, review, project or transaction that ALTA may present to club members at its discretion.
- Candidate Details: any information submitted through a form, call, correspondence or later membership process.
3. Joining the Club
Submitting an application does not constitute approval for membership. ALTA may approve, reject, request additional information, place a candidate on a waiting list or condition membership on a call, further checks or any other requirement at its discretion.
ALTA is not required to explain any decision regarding candidacy or membership. ALTA may change, open, close, suspend or update membership circles at its discretion. Any details submitted by a candidate must be accurate, complete and up to date.
4. Membership Circles
The membership circles are initial classification paths only. Thresholds such as €120,000, €500,000 or €1,000,000 are initial suitability indicators only and do not guarantee membership, access to opportunities, allocation, priority, deal participation or any specific terms.
ALTA may change, merge, remove or add membership circles, update thresholds and assess suitability individually.
5. Updates, Communications and Opportunity Invitations
As part of the application process, the candidate agrees to receive updates, communications and invitations to review opportunities and projects by email, WhatsApp, phone or SMS, where relevant and subject to the consent provided.
A candidate or member may request removal from updates at any time. WhatsApp groups, if offered, are joined by invitation or join link only. Joining a WhatsApp group may make a user’s name, phone number, profile image or other details visible according to WhatsApp settings.
6. No Public Offering and No Advice
The website, club, application form, conversations, updates and information provided by ALTA do not constitute investment advice, legal advice, tax advice, financial advice, planning advice or real estate advice. They do not constitute a public offering, an invitation to make an offer, public marketing of investments or any commitment.
No return, profit, financing, allocation, price, availability, success or transaction completion is guaranteed. All information is preliminary, marketing or informational, may change, and is subject to checks, binding documents and decisions by the relevant parties. Users must conduct independent checks and consult their own professional advisors.
7. Off-Market Opportunities
Off-market opportunities may be limited, discretionary, changing and not available to all club members. ALTA may choose which members receive which information, when and to what extent, at its discretion.
Receiving information about an opportunity does not create any right to participate, priority, allocation or transaction. Any transaction, if advanced, will be governed only by final binding documents signed by the relevant parties.
8. Third-Party Services
Banks, lawyers, tax advisors, brokers, property managers, developers, service providers or other parties may be involved in reviewing opportunities. Each third party is responsible for its own services, decisions, approvals, delays and failures. ALTA is not responsible for third-party acts or omissions.
9. Responsibility and Limitation of Liability
Use of the website and information is at the user’s own responsibility. Subject to applicable law, ALTA will not be liable for indirect, consequential or special damages, loss of profits, loss of data or reliance on general information on the website.
ALTA does not guarantee uninterrupted, error-free or security-incident-free site availability. Users acknowledge that digital systems may be exposed to cyber risks, outages, failures or unauthorized access.
10. Termination, Removal and Membership Changes
A candidate or club member may request removal from updates. ALTA may remove a member, stop communications, change membership status, suspend activity or close the club activity, subject to its discretion and applicable law.
11. Privacy
Collection and use of personal data, including candidate details, application review, communications, updates, cookies and measurement tools, are governed by the website Privacy Policy.
12. Intellectual Property
ALTA or the relevant rights holders own the logo, name, content, design, copy, brand assets, files and website materials. No copying, distribution, publication, modification or use is permitted without prior written permission.
13. Changes to the Terms
ALTA may update these terms from time to time. Continued use of the website or receipt of services may be subject to the updated terms published on the website.
14. Governing Law and Jurisdiction
Governing law and jurisdiction will be completed after legal review.
